Anyone who has some time left on their mortgage may want to check out current rates. I just happened to be browsing my lendor's website and saw their 15yr rate at 5%+0 points so I called and have been approved. The payback for me will be about 15 months so it was a no-brainer. Obviously the rate will vary by state and credit rating.

15 yr rate is now 4.75% + 0. If you're thinking of refinancing I would do it NOW.

I'm already at 4.875 on a 15....refinanced it about 3-4 years ago, and it'll be paid off in 2. It could be 0%, and I probably still wouldn't recover the refinance costs.
