Hey guys, am looking to buy a property in Vegas about 15 min from the strip (according to Live Maps) and was wondering if someone living there would be able to go check it out for me before I make the decision.....basically just see if it's as good as it looks in pics, isn't falling down, burnt out, etc.
I am organising flights over but I'd really rather only be flying over to take ownership of it instead of seeing if I want to buy it, if that makes sense.
Anyway, if you have live there and have a few minutes free to help out that would be great, just let me know and I can pm you the addy and go from there

first of all i live on the other side of the country so me being able to do this favor is out of the question.
that said, if i were to buy property i'd make sure that i CHECKED IT OUT IN PERSON; having an anonymous member of an online poker forum check it out instead seems like a really terrible idea

You make a valid point Lukie, hence my flight is being organised atm but I really don't want to waste time (fuck 16 hour flights) if the place is a total shit-heap that looks nothing like the photos when I get there.
Not going to just go ahead with it on someone's say-so without checking it personally but seemed that if I could get someone that I know has been here a while to check it out without inconveniencing them to just verify it was worth checking on first.
First time buying a property overseas and is the biggest hassle I've found so far, everything else regarding buying it is piss easy.....it's just the making sure you're not getting scammed that seems to be the problem.

why not schedule it so you can look at several houses while you are there to make it worth while?

Have you tried contacting a local realtor to do an assessment on the property for you? They don't have to be involved in the transaction, but many will do an assessment for less than $100 as it only takes them an hour or so.

This. You can hire a local building inspection company to inspect the property for a few hundred dollars. They will send you a report via email with pictures and an estimate of repair costs, which you can use to negotiate a repair credit with the Seller.

This also... the realtor though is not a true inspection... they basically drive by the site, look at it from the street, sometimes walk the property, take the auditor's report from the taxes and combine it all to give an estimate of value. Some will even do this for free, if they think you are going to sell the house through them, but being the buyer they will likely charge you. When I sold houses 8 years ago, I charged $40 for it.

Buying it without looking at it in person sounds like a terrible idea especially as an investment. So many issues could be hidden by pictures etc. Flying out there and looking could save you tons of money in potential issues that need repaired when you buy it.
